Welcome to Hollywood Hills

Hollywood Hills: The View, The Pool, The Glam (There are microneighborhood that fall under this header below)

The Hollywood Hills—if you're looking for that ultra-glam LA lifestyle with stunning views, infinity pools, and some of the most iconic real estate, this is the place. What many people don't realize is that the Hollywood Hills are actually split into three distinct sections, each with its own vibe, price point, and personality. Here's a breakdown of the three areas that make up this iconic neighborhood.

Hollywood Hills West

If you're talking about the crème de la crème of the Hollywood Hills, you have to start with Hollywood Hills West. This is the luxe section that borders Beverly Hills' Trousdale Estates to the west and prime Sunset Blvd/Sunset Plaza/West Hollywood to the south. Hollywood Hills West shares a 90069 zip code with West Hollywood, making it one of the most sought-after locations in the city.

Here, you’ll find the famous “Bird Streets” (yes, named after birds like Oriole, Blue Jay, and my personal favorite—Thrasher). These streets are home to some of the most jaw-dropping cliffside mansions in LA. We're talking about infinity pools hanging off the edge of the world with panoramic views of the city lights below. It's sexy living at its finest. You’ll also find Doheny Estates here—properties with larger lot sizes, but just as stunning with the same incredible views.

Price Breakdown – Hollywood Hills West

  • Average Home Price: $3.2 million
  • Price per Square Foot: $1,200+
  • Key Features: Luxury estates, panoramic city views, A-list neighbors

Laurel Canyon

Next up is Laurel Canyon, which has a lot of the same appeal as Hollywood Hills West, but with a more laid-back, artsy vibe. Like Hollywood Hills West, it shares the 90046 zip code with West Hollywood and has an iconic history. This is where legends like Jim Morrison, Joni Mitchell, and Frank Zappa once called home, and it's still the perfect neighborhood for creative types.

Here, you’ll find a mix of trophy properties, old bungalows (still standing strong after 50+ years), and everything in between. Laurel Canyon offers the best of both worlds—views, Hollywood history, and prime location—at a more approachable price than its flashier neighbors. And for families, Laurel Canyon is also home to the renowned Wonderland School District, which is considered one of the top public elementary school districts in LA. If you’re after a more private school feel but with public school pricing, this is a major draw.

Price Breakdown – Laurel Canyon

  • Average Home Price: $1.6 million
  • Price per Square Foot: $900+
  • Key Features: Iconic history, artsy vibe, mix of old bungalows and modern estates, family-friendly.

Hollywood Hills East

For those looking for a slightly more accessible option (but still in the heart of it all), Hollywood Hills East is the place to be. Located just east of Laurel Canyon, this area is close to Hollywood, with easy access to the 101 freeway and the hills along the Cahuenga Pass. If you're in the entertainment industry, this is where many folks working in the studios (Warner Bros., Universal, and Disney, just to name a few) call home.

A few years ago, this area was considered the more affordable section of the Hills, but like most things in LA, that’s changed. While it’s still relatively more affordable compared to its neighbors, properties here are highly competitive and often see multiple offers. But that’s what makes Hollywood Hills East so desirable—the proximity to everything Hollywood, with the energy of the Hollywood Bowl and all the shopping, dining, and entertainment that Hollywood has to offer. It’s a neighborhood that’s evolved right alongside the city itself, moving away from the grit of the past into something a bit more polished and full of life.

Price Breakdown – Hollywood Hills East

  • Average Home Price: $1.2 million
  • Price per Square Foot: $850+
  • Key Features: Proximity to Hollywood studios, competitive pricing, growing neighborhood appeal, Hollywood Bowl nearby.
The Hollywood Hills are for the person who craves views, luxury, and the excitement of LA—but also wants to feel like they’re in the center of it all, close to both their dreams and their neighbors (who might just be A-listers).
