Bel Air, a neighborhood I know intimately, especially from the years prior to 2020 when we were encouraged by our brokers to "door knock" every house. I can remember warm days making my way up Stradella, Venezia Way, Via Verona, and Savona. While I can't say that my door knocks were greeted with undiluted pleasure, I will say that the exercise was not futile. I was able to meet some of the neighbors and, more importantly, really get a feel for the land.
Traditionally, and even a decade ago, Lower Bel Air is what one thinks of when they think of Bel Air—large gated mansions with grand backyards, see LATennisEstates.com for some spectacular trophy properties and sparkling swimming pools, perhaps glimpses of "The Fresh Prince" making his way in flash cars. What people don't always know, especially back then, is that Upper Bel Air (which also technically encompasses Beverly Glen in the 90077 zip code) was traditionally more affordable. Often, you would find ranch-style homes under $2 million while still behind the gates. As those homes have made way for new construction, Upper Bel Air, like almost every other neighborhood we've discussed, has gone through a big transformation.
For those who want the exclusivity of living north of Sunset, easy access to UCLA, the beaches of the Westside, the 405 Freeway, and just over the hill from Encino, while being 15 minutes or less to Beverly Hills and the Sunset Strip, Bel Air is the place to be.
For the avid golfers, the ultra-exclusive Bel Air Country Club is a must for membership but be prepared to wait. The average waiting list time is approximately 5 years, and initiation fees are around $150,000, with monthly dues of about $1,000.
